Timber Ridge Village Opens Its First Doors as Vail's Housing Push Hits Full Stride

The town's $165 million, 302-home deed-restricted redevelopment is delivering its first residences, while Southface Vail's 268-unit rental project moves toward a 2028 completion.

The first residents are moving into Timber Ridge Village, the Town of Vail's $165 million redevelopment of its aging West Vail workforce housing into 302 deed-restricted homes across seven new buildings.

The project pairs the town with Triumph Development West. The town put up $38.6 million in up-front construction funding plus $10.4 million in land, both to be repaid from home sales, and is buying $25.5 million in homes while contributing $1.9 million for a new transit stop at the development.

Demolition of the decades-old rental units happened in August 2024, and construction has run in one continuous phase from fall 2024 toward fall 2026. The homes run from studios to four-bedrooms with no price appreciation caps; every home must be occupied as a primary residence by at least one full-time employee of an Eagle County business.

Demand has been strong: by mid-2025 about 32 local businesses and nearly 100 individual locals were under contract, with the project roughly 75 percent sold. Prices run from just over $400,000 for a studio to just over $1 million for a four-bedroom. In June 2026 the Vail Local Housing Authority reported Buildings B and E were targeted to open in late August or early September.

In this ongoing housing crisis, the Town of Vail continues to think outside the box. Our local businesses need homes for their employees, and with Triumph, we are offering new condominiums that are currently priced between 34% to 23% below comparable condo sales over the past two years.

Habitat's piece of the project

Habitat for Humanity Vail Valley is self-financing homes at Timber Ridge for qualified buyers earning under 80 percent of area median income, with $2 million each from the town and Eagle County bridging the gap between construction cost and affordability so Habitat can issue zero-interest mortgages. Triumph's 2025 update put the Habitat partnership at 20 homeownership opportunities at the site.

Habitat homebuyers contribute 250 hours of sweat equity per adult. The chapter, marking its 30th anniversary, has built 146 homes across the region.

Southface Vail and the rental pipeline

The town's second large project, Southface Vail, broke ground in June 2025: a $189 million, 268-unit apartment complex reserved for locals, built into a hillside with slopes above 40 percent and expected to finish in September 2028. Rents are projected between $1,600 and $2,500 a month, well below the current average Vail rent of $3,620 cited from Zillow figures. Every unit must be occupied by at least one full-time Eagle County business employee as a primary residence.

The town is also buying 10 to 20 Timber Ridge units to rent to town employees, with acquisitions on a rolling basis and lease-up continuing through 2026 into early 2027. The town's rental pipeline also includes the Residences at Main Vail, which the town's property-management solicitation covers alongside the Timber Ridge units.
